How refunds and disputes are handled on the Sourcery platform.

This Refund & Dispute Policy explains how refunds and disputes are handled on the Sourcery platform (https://www.sourcery.property), operated by Sourcery Property Limited (“Sourcery”, “we”, “us”, or “our”). By using the Platform, you agree to this policy.

1. Overview

Sourcery is a marketplace connecting property deal sourcers (“Deal Sourcers”) with investors (“Investors”).

Investors may reserve property deals by paying a sourcing fee.

This fee is:

  • held via third-party payment providers;
  • not immediately released to the Deal Sourcer;
  • only released once the deal is marked as completed.

Sourcery is not a party to any agreement between users and does not guarantee any deal outcome.

2. Nature of the Sourcing Fee

The sourcing fee is a payment made by an Investor to reserve access to a property opportunity introduced by a Deal Sourcer.

By paying a sourcing fee, you acknowledge that:

  • you are reserving a deal opportunity, not purchasing property;
  • the success of any deal is not guaranteed;
  • you are responsible for conducting your own due diligence.

3. When Refunds May Be Issued

Refunds may be issued where:

3.1 Deal Cannot Proceed

  • The deal becomes unavailable or cannot be completed;
  • The Deal Sourcer withdraws the opportunity.

3.2 Material Misrepresentation

  • The deal is found to be materially inaccurate or misleading;
  • Key information is incorrect in a way that affects the decision to proceed.

3.3 Failure to Deliver

  • The Deal Sourcer fails to provide the agreed introduction or access to the opportunity.

3.4 Platform Decision

  • Sourcery determines, at its reasonable discretion, that a refund is appropriate.

4. When Refunds Will Not Be Issued

Refunds will generally not be issued where:

  • The Investor changes their mind after reserving a deal;
  • The Investor fails to proceed with the opportunity without valid reason;
  • The Investor fails to carry out due diligence;
  • The deal progresses as described but does not meet the Investor’s expectations.

5. Disputes

5.1 Raising a Dispute

If you wish to dispute a transaction, you must contact:

as soon as possible, providing:

  • your account details;
  • the deal reference;
  • a clear explanation of the issue;
  • any supporting evidence.

5.2 Dispute Review Process

When a dispute is raised:

  • funds may remain held while the issue is reviewed;
  • Sourcery may request additional information from both parties;
  • Sourcery will assess the situation based on available evidence.

5.3 Resolution

Sourcery may decide to:

  • release funds to the Deal Sourcer;
  • issue a full or partial refund to the Investor;
  • take other appropriate action.

All decisions are made at Sourcery’s reasonable discretion and are final, subject to applicable law.

6. Timing of Refunds

If a refund is approved:

  • it will be processed via the original payment method where possible;
  • timing may vary depending on the payment provider;
  • refunds may take several business days to appear in your account.

7. Fraud and Abuse

We reserve the right to:

  • refuse refunds in cases of suspected fraud or abuse;
  • suspend or terminate accounts engaged in misuse of the refund process.

8. Platform Role

Sourcery:

  • facilitates payments between users;
  • does not guarantee deal outcomes;
  • does not provide investment or financial advice;
  • is not responsible for agreements made between users.

9. Changes to This Policy

We may update this Refund & Dispute Policy at any time.

We will update the “Last Updated” date accordingly.
